Monegasque real estate has undergone spectacular change since the days of the major construction projects between 1870 and 1890. At the time, the Société des Bains de Mer (SBM) owned most of the land in Monaco, and the country was mainly associated with its casino. In 2025, Monaco continued its offshore expansion with the ambitious Mareterra project. The Monegasque market
In 2022, the Monegasque property market demonstrated clear growth, with an increase of 18.2% in volume, totalling 520 transactions, and an increase of 51.8% in value, reaching 3.54 billion euros. The new-build market hit a record high in 2022, with 88 sales, four times more than in 2021.
Resales are up by 3.6%, exceeding 2019 levels. Prices per square metre fell slightly, by an average of 1.8%, while remaining above €50,000 per m². Of the 8 districts in the Principality, 5 saw their price per square metre fall compared with 2021, which was a record year for this indicator. However, compared with 2020, Fontvieille, Monte-Carlo and La Rousse are seeing an increase. Larvotto has the highest price per square metre, at over €62,000 per square metre.
Rental yield
According to IMSEE data, Monaco offers attractive rental yields, with gross yields of around 3 to 4%. Those investing in rental property can benefit from a stable and potentially significant cash flow. In addition, the residential vacancy rate is generally below 2%. With demand for housing far outstripping supply, these factors create lucrative opportunities for investors prepared to invest significant amounts in a property market where scarcity and exclusivity dominate.

Le Larvotto
Best known for its famous Avenue Princesse Grace on the Mediterranean coast, the Larvotto area is predominantly residential, in high demand due to its seafront location. Residents are close to the Jardins Japonais, the Grimaldi Forum, private beaches and restaurants, as well as the Monte-Carlo Sporting complex. Adjacent to the districts of Monte-Carlo, La Rousse - Saint Roman and the French commune of Roquebrune-Cap-Martin, where the famous Rolex Tennis Master tournament is held every year at the Monte-Carlo Country Club, Larvotto has recently benefited from a new neighboring district with the construction of Mareterra.
Monte-Carlo
Home to the Carré d'Or, it is the Principality's most sought-after district with a glamorous and elegant heritage. It is located in the centre of Monaco, home to some of the most iconic historic buildings, including the Casino and its gardens, the Hôtel de Paris and the Opéra Garnier. More recently, new complexes have sprung up, such as One Monte-Carlo, a new showcase of luxury flats, a conference centre and a pedestrian zone lined with top-of-the-range boutiques. The famous Café de Paris is also undergoing a complete renovation, with the aim of welcoming customers back by the end of 2023.
La Rousse – Saint Roman
Bordering Beausoleil and Roquebrune, this residential area offers its residents uninterrupted views of the Mediterranean Sea thanks to its elevated position. The area has undergone significant change in recent years, with the completion of major projects such as the Tour Odéon, the Mona Résidence and the Testimonio II towers, all of which have significantly boosted the area's overall appeal and dynamism.
La Condamine
The historic heart of Monegasque economic life, this lively district offers fast, direct access to all the shops, restaurants and leisure facilities, notably via rue Grimaldi and rue Caroline. At the heart of the district, you'll find the famous Place d'Armes, where the daily morning market brings the area to life. Just a stone's throw away, the Port Hercule, world-famous for events such as the Formula 1 Grand Prix and the Yacht Show, is alive with the events that take place on its quays throughout the year.
Fontvieille
Largely built on the sea at the instigation of Prince Rainier III, Fontvieille attracts many residents for its tranquil atmosphere and verdant surroundings. A sort of town within a town, Fontvieille boasts a number of attractive features, including parks, the Louis II stadium and a marina lined with restaurants. Residents also benefit from a number of amenities, including a supermarket in Monaco's shopping centre, as well as the heliport.
Jardin Exotique
Located in the north-west of the Principality, on the border with Cap d'Ail, the Jardin Exotique is one of the main routes into the Principality. Its naturally elevated position gives it uninterrupted views of the Rock, the sea and Port Hercule. It takes its name from its garden, a veritable haven of peace, and is enjoying a boom thanks to recent luxury developments such as L'Exotique and the Monte-Carlo View.
Monaco-Ville
More commonly known as “the Rock”, Monaco-Ville is the Principality's historic town, formerly fortified. It is a peaceful family district, with charming cobbled streets that are almost entirely pedestrian. The district is home to the Prince's Palace, Saint-Nicolas Cathedral, the Oceanographic Museum, as well as institutions such as the government, the National Council, the Palace of Justice and the Town Hall, as well as schools. This district is steeped in history and historic monuments. You'll find shops, as well as low-rise middle-class residential buildings lining the medieval streets. Its location offers breathtaking views of the Principality of Monaco, the port of Fontvieille and Port Hercule.
Les Moneghetti
Situated between the Jardin Exotique and Monte-Carlo, the district is recognisable for its very vertical architecture. Mostly residential, you'll find old buildings, private mansions and "Belle Époque" buildings in a village atmosphere that adds to the charm and calm of the area.
